Frankston has been the clear standout, delivering 15–17% annual growth as buyers recognised its relative value within the south-eastern corridor. Improved sentiment, strong investor demand and increased activity from first-home buyers — particularly ahead of changes to the First Home Guarantee scheme — helped drive momentum, with properties that were once in the low-$700,000s now firmly in the $800,000 range.
The episode also explores how the recent 25-basis-point rate rise from the Reserve Bank of Australia may temper borrowing capacity and cool some of the FOMO seen late last year. While higher rates may shift demand slightly lower in price point, both Jeremy and James agree the outlook isn’t doom and gloom. For expats planning a return to Australia, Melbourne’s south-east still offers long-term fundamentals, particularly in more affordable pockets just inland from recent high-growth suburbs.
